Peter Schiff, a prominent Bitcoin (BTC) skeptic and chief economist at Euro Pacific Capital, criticized crypto-backed mortgages, saying they are stoking a housing market bubble and increasing the risk of household debt distress.

On the 28th (local time), Schiff wrote on X that "crypto-collateralized lending structurally pushes up home-buying costs to abnormal levels," adding that "buyers must shoulder a double burden—paying interest not only on their mortgage but also on a secondary loan secured by crypto collateral."

He took issue with the fact that this lending structure is effectively a 'full-leverage' approach that finances 100% of a home’s price with debt. "In practice, it’s as if buyers purchase a home entirely with borrowed money, with no equity of their own," he said, warning that "this dramatically increases the borrower’s default risk."

Concerns were also raised that the high volatility of crypto assets could spill over into the housing market. If the price of the crypto posted as collateral plunges, borrowers may be forced to inject additional funds to maintain collateral value or sell their homes. The analysis warns this could potentially trigger a chain reaction of forced selling in the housing market.
