The share of US mortgages under $100,000 has fallen below 3% of all home loans, down sharply from more than 12% in 2013 and 2014.
Realtor.com, a real estate information provider, said on October 7 that mortgages under $100,000 accounted for less than 3% of all US home loans in 2025 and 2026.
The company attributed the decline to a shrinking supply of low-priced homes and persistent factors that make small loans harder to originate. As a result, financing options have also narrowed for consumers seeking to buy relatively affordable homes.
The median price of homes purchased with small mortgages in 2026 was $109,681.
